Sample proposals

Read a proposal before you ask for one

These two are made up, for houses like the ones we work on. Each line is a scope item. Yours would carry the total at the end.

  • Two zones: living room and main bedroom

A 1926 Craftsman with plaster walls and electric baseboard heat. About 1,400 square feet, one floor and a basement.

Wall head in the living room, on the long wall away from the front window
Wall head in the main bedroom, above the dresser
One outdoor unit, model and capacity named in the proposal
Line set routed through the basement and up the old chimney chase
Dedicated 240-volt circuit, if the panel has the room
Condensate drain to the basement sink
Permit, inspection and the inspector's sign-off
Start-up check, remote set up and a walk-through of the schedule
Packaging and old materials hauled away
Painting after the wall is opened
    Not included
    Moving furniture
    Not included

Sample only. The equipment, the line lengths and the total are written for your house.

  • Three zones: living room, attic bedroom, basement den

A 1954 rambler with a finished attic room and a basement den. Gas furnace, no cooling, ducts that stop at the main floor.

Ceiling cassette in the attic bedroom, between the rafters
Wall head in the living room
Floor-level head in the basement den
One multi-zone outdoor unit, model named, with its limit on heads written out
Line sets for all three heads, with the path through each wall drawn on the plan
Panel check and the electrical work the check calls for
    Permit, inspection and sign-off
Insulation check in the attic knee wall, with a written note if it needs work
Start-up check and a walk-through of the remotes and schedules
    Insulation work in the attic
    Not included
    Patching and painting
    Not included

Sample only. Your proposal lists your rooms, your models and your total.

Sample proposals. They state no price. A real proposal does, and says how many days it holds.

How to read yours

Whoever gives you a proposal, check that it has these six.

  • The rooms

Every room is a line, so you can tell what is in and what is not.

  • The equipment

Each model and capacity is named, so you can look it up or compare it.

  • The line sets

The route is written down, so the plaster is not a surprise.

  • The electrical

The circuit, and whether the panel needs work, is a line.

  • The permit

The permit, the inspection and who is there for it.

  • What is left out

Painting, furniture and insulation work, so you know the edges.

Questions on proposals

Is the walkthrough fee credited toward the work?

We tell you the walkthrough fee before we book it, and we say in writing whether it is credited if you go ahead.

How long does a proposal hold?

The proposal states how many days it holds. After that, the equipment cost or the schedule may have changed.

Can I take the proposal to another firm?

Yes. It is yours. If another firm's proposal is missing a line, ask for it.

What if the plan changes?

We agree in writing to any change before we do the work, with its cost.

Ask for a proposal like this

Send the age of the house and a photo of each room. We will plan the walkthrough.
